What are floorplan services?

Measurement services are just what they sound like: Based on what you want, an appraiser will measure your property's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the total livable area, of your home. These services are helpful and often essential when disputing property taxes or selling a property.

How does a home measurement service work?

During a home measurement or floorplan service, a certified appraiser measures your property with a measuring tool — either a tape or laser measuring device. As they walk the property, they make note of the layout of the rooms and other features, like stairs, entryways, and pantries. They may draw a rough sketch of the property. Then, the appraiser types up a report and detailed floorplan showing the total square footage and the overall layout of the house. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When is a measurement or floorplan service needed?

Tax records frequently reflect the wrong square footage because the values can come from many sources, and occasionally go unproven — which means you may be taxed for more space than you have! Unless a certified appraiser has performed a recent valuation or home measurement service on your property (after any renovation that may have affected square footage), you'll need one to perform a measurement service before contesting what you're taxed. An appraiser determines an accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop overpaying.

Selling your home

Living space is one of the most important elements potential buyers look for when purchasing a home — but since square footage values are often approximated rather than properly measured, your home listing may show less Gross Living Area (GLA) than it can take credit for. The only reliable method of using an accurate GLA when listing your home is to refer to a previous appraisal or measurement service performed by a certified appraiser (after any updating that might have affected square footage).
